How long can your unit stay?

Static Caravan Age Limits, Upgrades and Removal

What to check when a park says your caravan is too old, must be upgraded or has to leave the pitch.

The right to keep a holiday caravan on a pitch normally comes from the licence agreement, not ownership of the land. Some agreements specify a fixed term, an age limit or conditions linked to appearance and maintenance.

Find the controlling documents

Check the purchase agreement, pitch licence, park rules and every renewal or variation. Compare those documents with any written statement made during the sale about a “15-year”, “20-year” or indefinite stay.

Pressure to upgrade

An operator may offer part exchange or an upgrade when a unit approaches the end of its permitted term. Concern can arise if the original length was described differently, if the rule changed unexpectedly, or if threats and deadlines do not reflect the agreement.

Before agreeing to removal or surrender

  • Ask the park to identify the clause and relevant expiry date in writing.
  • Request a breakdown of disconnection, transport and storage costs.
  • Keep photographs showing condition and maintenance.
  • Preserve all offers and deadlines.
  • Seek individual advice before signing a surrender or disposal document.
