Value, buy-back and private sale

Static Caravan Depreciation and Resale Problems

A low resale offer can be shocking. Understand the facts that may distinguish ordinary depreciation from a wider ownership concern.

A static caravan or lodge is a depreciating leisure asset, not conventional property. Its value depends not only on the unit but also on age, condition, location, pitch availability, licence terms and whether it can remain on the park.

Why the resale gap can be so large

The original package price may include siting, connections, decking, sales margin and the commercial value of access to a particular pitch. An off-park trade value may exclude most of those elements. This does not, by itself, establish wrongdoing.

When the sales process may matter

A closer review may be appropriate if specific value or buy-back assurances influenced the purchase, if substantial resale restrictions were not explained, or if you were told the unit could remain on its pitch for longer than the agreement allowed.
