What Documents Should a Static Caravan Owner Keep?

A practical evidence list for owners worried about a sale, fee increase, letting shortfall or resale offer.

The strongest starting point is often a clear timeline supported by ordinary documents. You do not need a perfect file before asking for help.

Begin with the purchase

Keep the invoice, purchase agreement, pitch licence, park rules, finance papers and any affordability or letting illustration. Search email and messages for the park name, salesperson and caravan model.

Track the annual cost

Create a table showing each year’s pitch fee, utilities, rates, insurance, passes, maintenance and letting deductions. This prevents different charges being confused and shows how the total changed.

Record the proposed exit

Retain valuations, buy-back offers, part-exchange figures, private-sale rules, commission and removal quotes. Do not hand over originals. Store digital copies securely.
