What to keep

Holiday Park Claim Evidence Checklist

The documents and records that can help explain what happened before and after your holiday home purchase.

Do not delay an initial enquiry simply because documents are missing. Start with what you have and make a list of what may exist elsewhere.

Purchase and sales material

  • Purchase agreement, invoice and deposit receipt
  • Brochures, advertisements and screenshots
  • Emails, texts and WhatsApp messages
  • Handwritten calculations or sales notes
  • Names of sales staff and witnesses

Park and pitch documents

  • Licence or pitch agreement and renewals
  • Park rules and owner handbooks
  • Fee invoices and statements for every year
  • Notices about rule, operator or service changes

Money and exit

  • Finance agreement and pre-contract disclosures
  • Letting projections and actual statements
  • Utility bills and management deductions
  • Valuations, buy-back and part-exchange offers
  • Private-sale commission and removal quotations

Keep originals safe. Work from copies and do not alter documents. A simple timeline is often the best starting point.
